“I like her picture! Let’s hire her”
Just because she’s a great-looking gal, or he’s a dapper dude, doesn’t mean she or he should be the one to sell YOUR home. (OK, good looks can’t hurt, but that shouldn’t be your FIRST reason for selecting a real estate agent). Experience, knowledge, and wisdom will work a lot harder for you than a pretty face.

“I want every thin dime that I can squeeze out of my house.”
You SHOULD get a fair price for your home, but over-pricing can push you out of the market. If three similar houses are for sale in the same area, and two of them are priced correctly, the third (and over-priced) house is going to sit there forever. Some will come to see, but no one will buy it.

“Who cares if I live like a slob?”
Potential buyers do! If the lawn is a mess, you won’t get
them to the door. If the door needs painted, they won’t want to come inside.
If the inside is messy, dirty, or crowded, they ain’t gonna buy!

needs to be improved, repaired, or rearranged before you offer your home for

“I’m going to add three more bedrooms and an in-ground pool so I can
get more for my house.”
Don’t count on it! You don’t always get full return on your improvements. (OK, OK, you almost NEVER get full return on your improvements.) Spruce it up, clean it up, repair what’s there. If you’re handy, do a little extra renovation. But don’t get carried away! Even bath and kitchen renovations may not return 100% of you investment.

The best marketing is marketing that goes to the heart. Buying a home is an emotional decision, as well as a financial decision. Too much pressure will kill a deal faster than a squashed banana rots in the heat of August.

Oops! The first offer is often the best offer. Weeks or months later you may be looking back with regrets that you didn’t strike while the iron was hot.

“Let’s just stick a sign in the yard and see what happens.”
Signs are a very important real estate marketing tool, but they are just the beginning of a complete marketing strategy. Your home is unique, and marketing is not “one size fits all.” You need a real estate agent who knows the best techniques for YOUR home. It might be an open house and print advertising, or it might be effective signs and aggressive online advertising.

“Well, just show me where to sign.”
If you don’t know what it says, don’t sign it. An Agreement of Sale is a complicated legal document and you should know what it says. A poorly-written contract can cost you thousands of dollars, many nights’ sleep, and even your security.
